A loan modification is a permanent change to your existing mortgage, agreed to by your lender: a lower rate, a longer term, missed payments moved to the back of the loan, or some combination. Done right, it brings the loan current and replaces a payment you could not make with one you can. Qualification turns on documented income, a genuine hardship, and the lender's own review, and an application in process can pause an active foreclosure while it is considered.

The process is paperwork-heavy and unforgiving of missed items, which is exactly where most applications die. We help you assemble the hardship letter and the document package, submit it complete, and keep the pressure on the servicer so the file does not sit. We also run the numbers with you first, because a modification only helps if the new payment is honestly sustainable, not just smaller.

When it fits: your income took a hit but has stabilized, you want to keep the home, and the gap between what you can pay and what the loan demands is real but bridgeable. The honest tradeoff: a modification usually stretches the loan longer and can cost more in total interest over time, and approval is never guaranteed. If the numbers cannot work at any payment, protecting your equity through a sale before the auction is the conversation nobody else will offer you honestly, and we will.
