Right up to the sheriff's sale, the home is yours to sell like any other home. A sale that closes before the auction pays off the loan, stops the foreclosure entirely, and hands you whatever is left, which for many of the families we meet is tens of thousands of dollars they were about to lose by default. Foreclosure does not erase your equity. Only inaction does.

Selling on a deadline is a different discipline than a normal listing. We start from the auction date and work backwards: pricing for a fast but honest market response, preparing only what moves the number, coordinating showings around your life, and negotiating with your timeline in the room. Where the calendar is too tight, the auction date itself can sometimes be adjourned, and we pursue that in parallel so the sale gets the room it needs.

When it fits: reinstatement and modification are out of reach, the home has meaningful equity, and you are ready for the next chapter to start on your terms. The honest tradeoff: it means moving, and a compressed timeline can mean accepting a strong offer rather than holding out for the perfect one. Compare it against a cash or as-is sale with both numbers in front of you; the difference is often larger than people are led to believe. And if the auction has already happened, you likely still have months of rights in the redemption period.
